   2.  Speak with your financier or our Raine & Horne Finance Consultant to arrange the best loan to suit your needs.

   3. Prepare a short list of preferred areas that suit your lifestyle.  Keep In mind affordability and accommodation requirements.

   4. Research sales in those preferred areas. Your Raine & Horne Caloundra Sales Consultant can assist you with comparable sales information. Inspect every property in your preferred area so you have a feel for the price. Wherever possible, research recent Sold results.

   5. Develop a relationship with your Raine & Horne Caloundra Sales Consultant specializing in your preferred area. The consultant will be able to offer additional advice and also alert you to new listings before they reach the media.

   6. We recommend that you arrange a building and pest inspection to make you aware of any major defects and pest concerns. Most buyers arrange this after a contract has been formed, however some buyers arrange this before negotiations begin.

   7. When entering into a contract, TAKE THE TIME TO READ THE CONTRACT. If there is anything in the contract that you do not understand, seek the advice of an independent legal practioner.

  9. Prior to settlement day, conduct a pre-settlement inspection. This is to ensure that the property is the same condition as when you last inspected it and that all the inclusions are as per the contract you signed.
